Our Journey in Dholera Smart City Since 2023

Vishall Landbase started with a simple observation: Dholera SIR had enormous potential, but most investors had no one they could trust to walk them through it. In the early 2010s, Dholera existed mostly on paper—a government announcement, a master plan, and very little on the ground that buyers could actually see or verify. Land deals in a market like that carry real risk. Titles get tangled, promises get inflated, and brokers who oversell a plot today are often impossible to reach a year later.

We built Vishall Landbase to close that gap. Rather than treat Dholera as a quick sale, we treated it as a long game—one that required patience, local relationships, and a willingness to say no to land we couldn't verify. In the early years, that meant turning away deals that looked attractive on paper but didn't hold up under a proper title check. That is not all; we also had to take out time to help new buyers understand the governmental process of buying property, which they had never done before even in a region that was yet to be constructed.

For over a decade, we have seen how Dholera has been transformed from just a government notification to a region that has tangible developments, including trunk road constructions, construction of the Ahmedabad-Dholera Expressway, and construction of an international airport. At each stage, our methodology has remained the same. We still verify land records before we list a plot, we still walk clients through documentation line by line, and we still believe that an investor who understands what they're buying makes a better long-term decision than one who's simply told to trust the brand.

Today, we work with a mix of first-time investors, NRI buyers exploring India's smart city push, and repeat clients who came back for a second or third plot after their first experience with us. That mix is, in many ways, the clearest sign that our early approach—go slow, verify everything, and explain before you sell—was the right one.

We don't ask buyers to take our word for it. This is what we deliver: We verify before we sell, not after you complain. In any project that we undertake, we first check the land record and title before selling it. All the records are retrieved, and boundary details are confirmed before even one rupee is spent by the client on any plot of land. The most common reason why many conflicts arise when it comes to plots of land is that a buyer discovers an issue after paying for it. We want to prevent that discussion from taking place.

We explain documentation instead of rushing through it. When buying land in an underdeveloped area, there is a lot more documentation than buying a completed apartment. The documents include revenue records, mutations, sale deeds, and registrations. Instead of just passing over the documents and telling the client to sign, our team spends time with the client explaining each one of them. We support NRI investors with the specific process they need. In case of buyers investing from other countries than India, there are some other procedures like FEMA compliance, NRE/NRO accounts, and power of attorney for those not physically present during the process. This is a procedure we do quite often; hence, it does not hamper the transaction in any way.

We stay involved after the booking closes. There are many brokers who leave immediately after they make a deal. However, we continue updating the client regarding the developments in Dholera in terms of airport development, expressway construction, and zoning development since it affects the price of property that the client bought. We focus on one region instead of spreading thin. Other real estate companies offer plots in about ten new cities. We have chosen to concentrate on just Dholera, and therefore we pay attention to everything going on in this particular region.
