Solar power and renewable energy in Dholera Smart City are turning this region into one of the places to watch for clean energy in India. Backed by strong sunlight, wide open land, and steady government support, Dholera SIR is drawing serious investment into large-scale solar power projects, and that momentum is starting to shape everything else around it, including how the local real estate market is developing.
One of the major highlights in this regard is the Dholera Solar Park, which is being constructed within Dholera SIR. Gujarat is currently ahead of all Indian states when it comes to solar energy production and the coming solar park will become one of the largest in India, thus lending another clean energy facet to an area which is rapidly developing from an industrial point of view.
Key Fact: Gujarat produces more solar energy than any other Indian state and Dholera is right in the middle of this initiative with its own solar project which is expected to produce 5,000 MW of solar energy once completed.
The Dholera Solar Park project is being executed by Gujarat Urja Vikas Nigam Ltd. (GUVNL) in collaboration with Gujarat Power Corporation Ltd. (GPCL), Gujarat Electric Transmission Corporation (GETCO) and Solar Energy Corporation of India (SECI). Tata Power is also one of the firms already in the project.
Key Highlights:
It is not merely a theoretical project. The first 300 MW plant has been connected to the grid under a 25-year contract with GUVNL, and it was one of the biggest single-axis solar tracking plants in the world at the time of commissioning. The remaining capacity is being installed in phases with ongoing developments in land and infrastructure.
Here's an honest look at where the project is today:
There are several reasons why this area is actually perfectly suited for massive solar development projects and is not only theoretically well-suited:
The magnitude of such an installation goes way beyond the confines of the power industry:
Big infrastructure projects tend to move real estate demand well before they're finished. As construction crews, engineers, and eventually plant operations staff move into the area, the need for housing and everyday services follows close behind. The same goes for the solar equipment suppliers and maintenance contractors who set up shop near a project like this to stay close to the work.
Vishall Landbase's plots sit within the Dholera Influence Zone (DIZ), positioned to benefit from this activity as it builds. Every plot comes with NA and NOC clearance, so the land is already cleared for development.
The renewable energy projects in Dholera benefit from strong government support:
The main project is the Dholera Solar Park, planned for 5,000 MW of total capacity, with 300 MW already operational since 2022. Supporting infrastructure like smart grid systems and battery storage is also part of the broader plan.
It's a large-scale solar power project inside Dholera SIR, being developed by GUVNL along with GPCL, GETCO, SECI, and Tata Power, with an estimated investment of around ₹25,000 crore.
The first 300 MW phase has been operational since April 2022. The remaining capacity is being developed in stages, with infrastructure work ongoing.
Over 20,000 jobs are expected across construction, plant operations, and equipment manufacturing.
Residential, commercial, and industrial plots across the Dholera Influence Zone are positioned to benefit as housing and supplier demand grows around the solar park.
Through the National Solar Mission, PLI incentives, Gujarat's state solar policy, and dedicated land allocation within Dholera SIR.
Yes. Vishall Landbase offers NA/NOC-cleared residential and commercial plots within the Dholera Influence Zone, including projects like Maruti Kunj and Aerocity.
